Enjoy Your Wood Floor With Confidence Again
Picture enjoying your room again, with the wood’s natural grain taking attention away from yesterday’s scuffs. Can engineered wood flooring be sanded? Sometimes, if enough real wood remains.
Tames Flooring helps homeowners and businesses understand their options, drawing on over 15 years’ restoration experience. We’ll assess your floor first, so you can feel confident about the next step.
What’s Included in Your Engineered Floor Assessment

Professional Engineered Wood Restoration
Engineered floor restoration is the repair and renewal of flooring with a real wood surface bonded to supporting layers, using treatments suited to its remaining wear layer. Unlike solid timber, an engineered plank does not have usable hardwood throughout its thickness. The top layer is finite. Previous sanding can reduce it, and a thick plank overall may still have very little sandable wood at the surface.
We check the construction and condition before recommending work. Where suitable, careful sanding removes a worn coating and prepares the wood for a new finish. Elsewhere, cleaning and a compatible maintenance treatment may be more appropriate. Local damage might require us to repair or replace a plank instead.
A floating engineered floor also needs checking for movement before surface work begins. Sanding cannot mend layers that have separated. And laminate is different: its decorative surface cannot be sanded back and refinished like real wood. Identifying the floor correctly comes first.
Frequently Asked Questions About Refinishing Engineered Flooring
What is engineered wood refinishing?
Engineered wood refinishing renews the protective surface of a floor that has real timber bonded over supporting layers. It may involve full sanding and a new finish, but only where enough usable wood remains.
Recoating instead renews a compatible existing finish without sanding the floor back to bare timber. These are different treatments and should not be described interchangeably in a quotation. Laminate has a decorative surface rather than a sandable real wood wear layer, so it cannot undergo the same restoration process.
When is engineered floor restoration suitable?
Engineered floor restoration may be appropriate when the coating is worn or scratched, provided the construction and remaining wood allow the proposed treatment. Surface scuffs do not automatically justify full sanding. A compatible maintenance coating may be sufficient while the existing finish remains intact.
Thin veneer floors may not be sandable at all, regardless of their overall plank thickness. Water-damaged engineered flooring needs investigation first, particularly if layers are separating. Assess the cause and depth of damage before deciding whether to refinish or replace affected planks.
How much does engineered wood floor sanding cost?
Engineered wood floor sanding costs depend on suitability, the area involved and the preparation needed before applying a new finish. An assessment may show that recoating is sufficient, or that damaged plank replacement is necessary instead. These involve different work and should be priced accordingly.
Awkward edges and colour treatments can also affect the quotation. A useful written breakdown identifies the preparation method and coating system, with repairs and VAT explained separately where applicable. Compare the proposed treatment as carefully as the overall price.
How long does engineered floor restoration take?
Engineered floor restoration takes as long as the agreed preparation, repairs and finishing system require, including drying before normal use resumes. Recoating may involve less surface preparation than sanding back to bare timber, but still needs cleaning and compatibility checks.
Replacement planks or unresolved moisture problems can extend the schedule. The finish manufacturer’s instructions determine when light foot traffic and furniture are permitted. A room that looks finished may still need time before rugs return. The agreed programme should make those access restrictions clear.
Is professional engineered floor restoration worth it?
Professional engineered floor restoration can be worthwhile when a suitable treatment extends the use of sound flooring without unnecessary replacement. Much of the value lies in identifying whether sanding is appropriate at all. Removing too much of the top layer can expose the supporting material and permanently damage the plank.
A professional assessment should also consider whether retaining and recoating the existing finish would be enough. Where the wear layer is exhausted or layers have separated, replacement may offer a more practical result than surface treatment.
How long does a refinished engineered floor last?
A refinished engineered floor can remain serviceable for years, but the renewed coating’s lifespan depends on use and maintenance. Its remaining wear layer does not grow back after sanding, so future restoration options are limited by what remains.
There is no single number of sandings that applies to every engineered product. Regular grit removal and cleaning products suited to the finish help reduce avoidable wear. Follow the relevant maintenance schedule, including re-oiling where specified, and address a thinning coating before damage reaches the timber beneath.

Recoat or Sand? Choosing the Right Floor Treatment
Recoating may preserve a sound finish without removing precious timber, but compatibility needs checking first. We’ll explain the suitable treatment and its cost before you decide.
If sanding is appropriate, professional equipment minimises dust; the room still needs clearing. Repairs and coating drying times determine access, with arrangements agreed beforehand so you can plan when the space is usable again.
Checking the Wear Layer Before Refinishing Begins
Share any flooring details or spare planks, along with photographs of the wear. We’ll assess the remaining top layer and check for movement or separation.
Only then do we agree the treatment, whether compatible recoating or careful sanding and refinishing. At completion, we’ll explain how to maintain the surface and when furniture can return without risking the new finish.

Client Advice
Check relevant hardwood restoration experience
Ask about ventilation and room access
Find out whether the finishing products require particular ventilation, temperature or room conditions during application and curing. Ask when people and pets can return to the area and when normal use can resume based on the actual product being applied.
This information allows you to plan appropriately while the hardwood restoration is being completed.
Ask which finishing products will be used
Find out whether oil, lacquer or another finishing system is proposed for the hardwood. Ask why that product suits the particular timber, room conditions, expected foot traffic and appearance you want.
Clarify the number of coats included as well as the drying, curing and future maintenance requirements of the selected finish.
Check relevant training and practical knowledge
Ask about the provider's training and practical experience with hardwood floor restoration. Formal qualifications are not necessarily required for every aspect of the work, so consider training alongside relevant experience and examples of comparable projects.
This can be particularly useful when dealing with unusual hardwood species, older floors or specialist finishes.
Check the aftercare requirements
Ask how the restored hardwood floor should be cleaned and maintained once the finish has properly cured. Cleaning products, moisture precautions and periodic maintenance can differ depending on the finishing system selected.
Request clear aftercare guidance so you understand what will be required to maintain the restored surface.
Confirm the expected timescale
Ask how long the preparation, sanding, repairs and finishing are expected to take, including necessary drying or curing periods. The hardwood floor may not be ready for normal use immediately after the final treatment.
Confirm when foot traffic, furniture and rugs can return according to the particular finishing system being applied.

Wish we'd got round to the hallway sooner. We'd been looking at that dull finish for years!
They replaced a couple of boards and recoated the others, which has brought the grain out nicely. Allow for the drying time though, it was a few days before it was all ready.

I read all the FAQs before booking and still had questions about the top layer. They checked it and recommended recoating, which I was comfortable with.
We also got clear instructions about when the chairs could go back. Six weeks later the finish still looks even. I'd be happy to ask them about the landing when it needs attention.

This was maintenance on a second property before new tenants moved in. The estate agent recommended Tames.
I found the itemised quote useful because the rooms needed different work: recoating in two and sanding in the other. They kept to the agreed days. I'm satisfied with the floors and with how the job was organised.

Second property I've used Tames for. They remembered the previous job.
This kitchen had engineered boards and one water-marked plank needed replacing, but the rest of the main run could be sanded. It looks consistent now. More importantly for my planning, they kept to the dates.

Between the baby and going in and out I wasn't around to watch much of the work, so the updates helped. The dog had really scratched the area by the back door.
One plank was replaced and the rest recoated, after they'd explained that a light sand wouldn't get rid of everything. That part of the room looks far tidier.

I compared the breakdown with a cheaper quote before deciding. The other firm wanted to sand everything, whereas these thought some areas only needed recoating with a suitable finish.
That seemed a more sensible approach to our sitting room. It looks cared for again and I feel the price was fair.

Clear quote, sensible advice. I asked about sanding but they said a recoat would be enough.

You do pay for the assessment and judgement as well as the work. Their written recommendation explained why the study could be sanded while the hall only needed recoating.
I was happy with that distinction. There was disruption, of course, and this wasn't a cheap job. The result suits the house. I'll be more careful about maintaining the floors this time.

I'd frightened myself reading online about sanding engineered floors. Having someone measure ours and explain the options helped enormously.
Dining room sanded, hall recoated, both looking better. We had it done while the children were at school so the disruption was manageable. I'm relieved we went ahead.

Thank you to Ryan for checking before doing anything. The top layer was too thin to sand and he told me so, which I appreciated.

I was asked to find someone for our communal hall and a resident recommended Tames. They inspected the boards, identified the ones that needed replacing and provided an itemised quote for the freeholder.
The work took place on the agreed days. We've stopped getting complaints about the scuffs, which is a welcome change.

My sister used them last year. Ours was thin near the threshold so they recommended recoating, which seemed sensible to me.
The hall has brightened up enough for a neighbour to ask if it was new! It isn't, but I was quite happy they thought so.

My worry was that we'd end up sanding through an expensive floor. They checked the wood that was left and advised a recoat, which was a relief.
I hadn't realised that was an option when I first contacted them. It's improved the appearance more than I'd expected without having to go ahead with the sanding I was nervous about.
